The block of land you choose to build your custom home on can impact the cost and style of building. Most of us choose our block based on the location. For some it’s the view, others it’s close to family and still others it’s near work or school to reduce one’s commute time. Whatever your reason to choose the location it’s also important to consider your land as an investment for your future and know what you will be able to build a home that meets your long-term lifestyle goals.

Following is a list of considerations to have in mind when selecting your block:

  1. Soil Composition: The type of soil impacts the foundations of your home.
  2. Dynamics of Block: Any slope impacts costs and style of build.
  3. Building Regulations: Council regulates to meet demand and provide appropriate infrastructure for development.
  4. Utilities: Electricity, Water/Sewerage and Telecommunications costs are dependent on what can be provided in your area.
  5. Building designs and/or restrictions of the Estate Developers.
  6. Future Development for your area: Proposed roads, runways etc can impact your investment positively or negatives.
  7. Location of easements, green belts and nature strips.
  8. Distance to essential service: Groceries, Medical Facilities, Schools and so on, that you need on a regular basis to maintain your lifestyle.
